I bought my first new build and fell for it on day one. The modern construction, the warranty, the energy efficiency, and the simple pride of being the very first person to live somewhere all stayed with me. That feeling has never left me.
But I lost money on that purchase. It was not because the developer cheated me, far from it. I just didn’t know what to ask for. The incentive packages were sitting there, but I didn’t know to ask. The mortgage offer window was negotiable, but nobody told me. I paid full sticker price for things I could have negotiated, and by the time I realised, the ink was dry.
From 2016 onwards, out of sheer enthusiasm for the homes themselves, I started recommending new build properties to friends. Then I would watch them make the same mistakes I had made, and I would flinch. So I started turning up to their reservation meetings, asking the questions I wished I had asked, and getting them the upgrades, the cashback, the flooring, and the mortgage contributions. After enough of those deals, I realised this could be a business. Buyers wanted help, developers wanted serious prepared buyers, and the deals got better for everyone in the room.
That is what we built. Today there are five of us. We are specialists in negotiation, mortgage coordination, conveyancing oversight, insurance placement, and lifecycle aftercare (which includes snagging support and the remortgage review). Our ten years inside the UK new build industry are applied entirely to your purchase. Sometimes our team pushes so hard on an upgrade, on a long-stop date, or on the snag the customer care team forgot, that the developer finds us a touch annoying. We are fine with that, because getting our buyers the right deal is what we are paid to do. When the deal completes, you are in a home you love, the developer has sold the property, and they pay us. Everyone wins. It is the only model that has ever made sense to me.

We have walked buyers away from deals that our own commission would have benefited from. The job is the right home, not any home. If a leasehold is risky, a plot is overpriced, or a developer’s service charge history is poor, we say so.
We push the developer for cashback, free upgrades, stamp duty contributions, mortgage subsidies, and snag rectifications after handover. We ask, we follow up, and we escalate politely and persistently, always in writing. Most buyers don’t even know the questions to ask.
