Here, in plain English, is exactly what you pay us, when, and where the rest of our revenue comes from. No hidden fees. No surprise margins.
You pay us £499 when you reserve a home through us. The developer also pays us a referral fee for bringing them a prepared buyer. The price you pay for the home is exactly the same whether you came through us or walked in cold.
UK housebuilders run referral programs because we send them serious buyers who are ready to move forward. We do their hardest work — qualifying you, negotiating your incentive package, organising your mortgage, coordinating your solicitor, sorting independent snagging, and supporting you through After Keys. They pay us a referral fee out of their marketing budget. It is added to no part of your bill.
Transparency is the only way our promise of working for you stays meaningful. So we say it upfront — on the homepage, on your Strategy Call, and right here on this page. You should always know who is paying your adviser, and why. We tell you both.
No, and you can hold us to that. The fee differences across major UK developers are small compared to the difference between the right home and the wrong one for your life. Recommending a worse home for marginal extra revenue would destroy our business through bad reviews and customer loss — your trust is worth far more.
We’ll still help where we can — point you in the right direction and hand over our Buyer’s Guide so you know exactly what to ask for. We earn nothing from that, and that’s fine. We’d rather you bought the right home than the convenient one.
Honestly, none, for serious buyers. We ask that you’re genuinely ready to buy within 12 months and have your finances in order. If you’re 2–3 years away, download the free Buyer’s Guide and come back when you’re closer.
Find out what we’d negotiate on the home you’ve got your eye on. No fee, ever.
