What we do

We’re a buying service. We specialise in new builds.

From finding the right home to handing over the keys, we run the whole journey for you. One adviser, one team, one fee. In three steps, we find it, we negotiate it, and we handle everything else. That includes cashback, free upgrades, stamp duty contributions, and mortgage subsidies, all secured in writing. We then run the mortgage, the legal, and the insurance, and we stay with you long after handover through After Keys.

Working alongside the UK’s leading new build developers

…and many more across England, Scotland, Wales & Northern Ireland.

The £15-40k problem

Why most buyers leave thousands on the table.

Developers reward informed buyers with real money, including cashback, free upgrades, stamp duty paid, and mortgage contributions. The catch is that you only get what you ask for, and most buyers don’t know what to ask.

01

The incentives are real.

Developers regularly offer £15,000–£40,000 in upgrades, cashback, and stamp duty contributions. They’re built into the budget. They just don’t advertise them.

02

The timing is everything.

Once you sign the reservation form, your leverage is gone. The window to negotiate is short, and the right question asked at the wrong moment gets the wrong answer.

03

The script matters.

Sales offices respond to the right wording, in the right tone, from someone they recognise. Walk in alone and you’ll be quoted the brochure. We get the buyer’s price.

Why we exist

“I lost money on my first new‑build. I built this so you wouldn’t.”

I bought my first new build and fell for it instantly. The modern construction, the warranty, and the simple pride of being the first to live somewhere all stayed with me. Then I realised the developer would have given me thousands more in incentives if I had known what to ask for. I just didn’t know.

So I learned. I started turning up to friends’ reservation meetings, and I got them the cashback, the kitchen upgrade, and the mortgage contribution they would never have asked for alone. After enough of those, I realised this could be a business. You pay £499, you get tens of thousands back, and everyone wins.

Real client stories

What we've negotiated.

Composite stories, typical Buy Assist outcomes — names changed, numbers real.

London · Bellway · 2025
“They negotiated £14,500 off list, got the developer to pay our stamp duty, threw in the upgraded kitchen package, and lined up a mortgage rate 0.3% below what we'd been quoted directly. £499 in. Tens of thousands back. We’d have paid five times that for what they saved us.”
  • £14,500 — negotiated off the price
  • £10,250 — stamp duty paid
  • £4,500 — kitchen upgrade
Rachel & Tom · 3-bed townhouse, £465,000
Manchester · Barratt · 2025
“First-time buyers, completely overwhelmed. Buy Assist sorted everything — and got the developer to pay six months of our mortgage. £8k landed in our account just for that. The £499 fee was the easiest spend of our whole purchase.”
  • £8,400 — mortgage subsidy
  • £3,200 — flooring throughout
  • Free — product fee paid
Priya & Adam · 2-bed flat, £285,000
Edinburgh · Persimmon · 2025
“Buy-to-let, fourth property. The white-goods package, premium plot and 1.5% off list — savings I’d never have negotiated alone. As an investor, £499 to recover £15k of incentives is the best ROI I’ve done this year.”
  • £10,500 — 1.5% reduction
  • £3,400 — white goods + EV charger
  • £1,500 — legal fees paid
James M. · 4-bed detached, £700,000
Frequently asked

The honest questions about £499.

Plain answers about the fee, when you pay, and how it all works.

Why £499 and not free?

We tested free. The trade-off was buyers who weren’t fully committed, which led to missed calls, ghosted appointments, and half-finished journeys. £499 keeps the service honest on both sides. You pay only when we have actually got you a deal. Compared to a typical £500 home-buyer’s survey, this is the same line item, but it pays for a service that saves you tens of thousands.

When exactly is the £499 charged?

The £499 is charged at reservation, which is the moment you sign the developer’s reservation form on a home we’ve negotiated. It is never charged before that. We capture your card on file at the Strategy Call (via Stripe, the same authorisation a hotel uses for incidentals), and the £499 charges automatically when you reserve. If you never reserve, you never pay.

Will you push me toward developers that pay you more?

No, and you can hold us to that. The fee differences between major UK developers are small compared to the difference between the right home and the wrong one for your life. Recommending the wrong home would destroy our business through bad reviews. Your trust is worth far more than a marginally bigger fee.
